Redevelopment of five residential properties to provide a 20-unit complex comprising three two-storey unit blocks in the Jubilee Precinct of Griffith. The project endeavoured to meet the pressing regional housing needs of Griffith while being integrated with the surrounding area and fostering a strong sense of belonging, community, and home among its residents.
DEM designed the development to meet the Liveable Housing Australia silver standard as well as focusing on low maintenance and life cycle costs. Two units adaptable for wheelchair users were provided at ground level and accessible pedestrian paths incorporated between a central at-grade car park and all ground floor lobby entries.
The development achieved a 6.6-star average rating of the Nationwide House Energy Rating Scheme (NatHERS) and exceeded target scores of reduction in Water and Energy use under Basix assessment targets.

1-3 Cutler Ave & 2-6 Bent St, Griffith
6-2 Sunnyside Cres, North Richmond
Design and documentation of a housing development, comprising 14 townhouses and one villa, for the NSW Land and Housing Corporation.
The project involved redevelopment of four housing properties in North Richmond to provide much-needed social housing accommodation. The development set a quality standard for future multi-dwellings in the area and supports the NSW Government’s objective to increase housing diversity within established communities.
The townhouses were designed to be adaptable to changing standards and life stages and promote comfort and security. Efficient planning was also a priority as well as a focus on low maintenance and life cycle costs with a view to providing an environmentally, socially and economically sustainable development.
125-129 Combermere St & 8-10 Rhoda St, Goulburn
Redevelopment of four housing properties to deliver 14 social housing units in a low density residential neighbourhood in the western suburbs of Goulburn.
The design responded to the desired future character of the surrounding residential neighbourhood, providing a low to medium density development consisting of an increased building footprint with a 1 - 2 storey massing. The proposed development was divided into separate blocks to assist in reducing the overall bulk of the development and provide a scale and massing similar to a large house when viewed from adjoining streets. Façades were articulated using a restricted palette of materials with neutral colours to minimise visual impact and to maximise contextual fit when viewed from the public realm. Buildings were also designed to be adaptable to changing standards and life stages and with low maintenance and life cycle costs.
311-313 Stoney Creek Rd & 2 Croot St, Kingsgrove
A recently completed Seniors Living development in Kingsgrove incorporating 16 self-contained units. The development is located within a low density residential neighbourhood and provides much needed seniors housing accommodation which is equitable with surrounding private housing and supports ageing in place.
Key objectives which drove the design were incorporation of sustainability initiatives focused on efficient use of energy and water; provision of good passive surveillance over common areas, car parking and the public realm; and inclusion of generous areas of planting to enhance amenity within the development and provide screening to adjoining properties. Units were also designed to address surrounding streets with many having gated entries, from the streets, through private open space.
18-20 Irving St, Parramatta
DEM prepared a Concept Design and Urban Design Report on behalf of Land and Housing Corporation (LAHC) to support a Development Application submission to City of Parramatta Council for land at 18-20 Irving Street, Parramatta.
The Irving Street site is located at the north-eastern gateway to Parramatta CBD in an area undergoing transition from low density detached residential dwellings to three storey medium density residential flat buildings. This housing project will provide much-needed social housing accommodation in Parramatta and will also contribute to a lively suburban community where people can live close to public transport and have good access to public recreation facilities.
Building massing and facades were designed in response to the scale 0f existing nearby low density dwellings and three storey medium density flat buildings, and modulated to visually reduce the scale of the overall building.
18-22 Sophie St, Telopea
A Concept Design for 23 social housing apartments located in a high density residential neighbourhood at 18-22 Sophie Street, Telopea. In response to its location, the apartment building was designed with a contemporary residential character, utilising well modulated and articulated facades and high quality, low maintenance, durable materials.
Many apartments were designed with dual frontages to provide improved daylight penetration and cross ventilation, and were orientated to provide a high level of solar access in mid winter.
Communal open space at the rear of the property is to incorporate communal vegetable gardens, seating areas and a series of sloped grassed activity areas.
The design was prepared in accordance with the Parramatta LEP 2011, DCP 2011, SEPP 2009 Affordable Rental Housing and SEPP 65 Apartment Design Guidelines.
20-22a Evans Rd, Telopea
Redevelopment of two existing large single housing lots to provide 30 contemporary social housing apartments, equitable with surrounding private housing apartments. DEM prepared the Concept Design for the project which aimed to create a development with a sense of community and was designed to incorporate:
