Urban Design

Chapel Hill, Perth, WA

DEM recently completed a Concept Design and Development Application for the Como Baptist Church site at Robert Street, Como, WA. The development proposal retains existing church functions and provides additional facilities for expanded and enhanced church uses as well as new retail and commercial facilities, and apartments.

The design approach was to redevelop the site as an open precinct providing the opportunity for the Church to integrate with the neighbouring residential community and incorporates:

  • Worship and ancillary spaces

  • A ground level publicly accessible plaza

  • An Early Learning Centre

  • A Men's Shed and Senior's day care

Morling College, Macquarie Park

DEM was appointed by Morling College (Association of Baptist Churches of NSW & ACT) to prepare a Masterplan Concept for their site at 122-126 Herring Road, Macquarie Park. The client sought to create a vibrant, nurturing academic community integrated with student accommodation, commercial space, private residential apartments, convenience retail, restaurants and cafes and high quality open spaces.

The masterplan was designed to support the growth and vibrancy of Morling College and the wider Baptist community as well as to contribute to the revitalisation of the Macquarie University Station Precinct.

CIRCA, Norwest Business Park

Circa transformed a former brickworks site into an inspiring mixed use urban environment incorporating commercial and retail uses as well as serviced apartments and a retirement village. The 4.8 hectare development complements and enhances the facilities of the Norwest Business Park and the working and living environment of surrounding residential areas. DEM developed the masterplan concept and established principles for the open space network of Circa. The development is focussed on a central plaza and commercial core activated by small scale retail, cafes, restaurants and bars. Additional amenities include cinemas, a function/conference centre, recreation facilities, gymnasium, child care centre and medical facilities. A surrounding commercial precinct comprises office buildings, technology and research centres.

Planning Proposals, Chatswood

DEM recently prepared architectural concepts and urban design reports to support Planning Proposal submissions to Willoughby City Council for proposed mixed use developments at:

  • 10 Gordon Avenue & 15-19 Nelson Street

  • 54-56 Anderson Street

  • 57-61 Archer Street

  • 629-639 Pacific Highway

The developments present the opportunity to positively contribute to the future growth of Chatswood in line with Council’s CBD Planning and Urban Design Strategy 2036.

Qingdao Science and Technology Park Stage 2, China

The development incorporates office and headquarter precincts as well as high-rise and low density residential areas and a commercial and retail component. The concept design for the Park features strong connectivity and permeable pedestrian access to surrounding developments to encourage neighbouring residents to use the retail facilities.

Hangzhou Fuchun Silicon Valley, China

The 88,830 m² Hangzhou Fuchun Silicon Valley project supports an employment-led mix of uses including: company headquarter buildings, office and commercial buildings and Soho office buildings. DEM recently completed work on the masterplan and design of the office and commercial buildings. Key considerations are the provision of multi-functional spaces, high degrees of transparency, discrete levels of security, integrated green roofs and sustainable design. Commercial buildings are being designed to respond to the demands of the contemporary office lifestyle, where a healthy working environment is paramount.

UTS Ku-ring-gai Campus, Lindfield

DEM was commissioned to prepare a rezoning and concept plan for the former UTS Ku-ring-gai campus which transformed the site into a new residential community – Crimson Hill. DEM also prepared Urban Design Guidelines for the site which established principles, objectives and controls for future housing to ensure delivery of high quality built form and landscape outcomes.DEM was also responsible for the design and documentation of a new Community Centre adjacent to the campus soccer field. The Centre provides facilities for neighbouring residents as well as the wider community.

Wyong / Tuggerah Planning Strategy

DEM was commissioned by Wyong Shire Council to assist with the preparation of the Wyong / Tuggerah Regional Centre Strategy Plan and review the current DCP's, with a view to preparing recommendations to amend the existing LEP. DEM's scope of work was to prepare precinct plans and urban design built form guidelines for 12 key areas within Wyong and Tuggerah with consideration given to existing character, heritage, topography, views and demography. The study established:

  • A vision for each character precinct within the study area.

  • Design principles in relation to the extent of proposed land uses, pedestrian and     vehicular connections, features and destinations.​

  • A draft concept plan indicating proposed land uses and building heights.

The Lakes, Norwest Town Centre

The Lakes forms the residential component of the Norwest Town Centre, completing Norwest Land’s $2.5 billion commercial, retail and residential special centre development at Bella Vista in Sydney’s Hills District. It will provide a unique lifestyle opportunity in the north-western suburbs of Sydney by offering spacious, low maintenance homes with the convenience of a range of amenities within a walkable community. 500 dwellings are arranged in three precincts – The Peninsula (west), Central Park (central) and The Greens (east), offering a range of dwelling types including apartments, townhouses and integrated housing.

Cicheng New Town, China

A new town designed by DEM to contribute to the vitality, diversity and strength of greater Ningbo. The Cicheng area plays a special role in the Ningbo City region as it represents a unique cultural precinct and is of great urban historical value.

The 500 hectare / 120,000 residential unit and mixed use new town embraces Cicheng Ancient Town as the cultural core of the New Town and creates a new and vital economic centre as well as a desirable place to live and work.

Cicheng New Town is also distinguished by a firm commitment to Environmentally Sustainable Development (ESD), water management and a pervasive thematic approach to achieve a city of culture, recreation and entertainment.

Government Office Campus, Hangzhou, China

The 9 ha office park concept developed by DEM for government offices in Hangzhou incorporates buildings in a configuration that creates both public facilities and secure government office zones. The connected building arrangement also provides a series of secure open space courtyards within the heart of the development.

Geometric patterns and repetitive linear elements provide spatial definition and visual interest, with bands of alternating coloured paving used throughout the campus to integrate different functional zones, unify and define spaces and reinforce pedestrian movement.

Beijing Film and Arts Precinct

The Beijing Film and Arts Precinct was designed by DEM to be a world class post-production facility that:

  • Incorporates essential support systems and exhibition spaces for the filmmaking community. 

  • Provides an innovative combination of entertainment, technology, media and open space. 

  • Provides venues for a programme of projects and events including screenings, outdoor performances, art projects, forums and workshops.

  • Integrates indoor and outdoor spaces to support flexible functionality.  

Beijing Olympic Green 2008

DEM, in association with the Beijing Municipal Institute for City Planning and Design (BMCP), was awarded second place in the international Beijing "Olympic Green" 2008 Masterplan competition. The entry required the development of an Olympic and post Olympic vision for the 1,135 hectare site, including underground and above ground logistical, functional and representative spaces, all within an Environmentally Sustainable Development framework.
