The Promontory, Perth WA

‘The Promontory’ is the first stage milestone of the ‘Chapel Hill’ development which realises the vision for an important new community precinct and vibrant urban village in Como, WA. DEM are the Project Managers for the project and have led the design inputs in architecture, interiors and landscape design creating a contemporary mixed use residential building with a unique point of difference from current developments. 
Located on the Como Baptist Church site in South Perth, this 10-storey residential development comprising 86 apartments will have a five-star Green Star rating and include a range of lifestyle offerings for future residents. The Promontory will also include an Early Learning Centre and café to support the creation of a new community hub.

10 Gordon Ave & 15-19 Nelson Street, Chatswood, Sydney

DEM prepared architectural concepts and an urban design report to support a Planning Proposal submission to Willoughby City Council for a 27 storey mixed use development at 10 Gordon Avenue and 15-19 Nelson Street, Chatswood.

Located at the southern gateway to Chatswood CBD in a mixed commercial / residential zone, the study established principles and controls to ensure that the development would make a positive contribution to the neighbourhood character while addressing strategic planning outcomes. The development also  contributed to the activation of Hammond Lane to provide a through-site link that would improve pedestrian connectivity  to and from Chatswood CBD and train station.

54-56 Anderson Street, Chatswood, Sydney

Architectural concepts and an urban design report to support a Planning Proposal for a development at 54-56 Anderson Street, Chatswood incorporating a three-storey podium and 24 storey residential tower.

The report established a preferred urban design response for building massing, siting, open space and connections based on planning strategies and analysis of the strategic context, local and heritage context and desired future character.The building was designed to mark the northern extension of the Chatswood CBD, with the tower form oriented to maximise panoramic views from the upper storeys.

6-12  Sunnyside Crescent, North Richmond

Design and documentation of a housing development, comprising 14 townhouses and one villa, for the NSW Land and Housing Corporation (LAHC). The project involved redevelopment of four housing properties in North Richmond to provide much-needed social housing accommodation. The development has set a quality standard for future multi-dwellings in the area and supports the NSW Government’s objective to increase housing diversity within established communities.

The townhouses were designed to be adaptable to changing standards and life stages and promote comfort and security. Efficient planning was also a priority as well as a focus on low maintenance and life cycle costs with a view to providing an environmentally, socially and economically sustainable development.

629-639 Pacific Highway, Chatswood, Sydney

Architectural concepts and an urban design report were prepared by DEM to support a Planning Proposal submission to Willoughby City Council for a proposed 27 storey  mixed use development at 629 - 639 Pacific Highway, Chatswood. The site, being located in close proximity to Chatswood railway station and the central retail/civic precinct of Chatswood, presented the opportunity to positively contribute to the future growth of Chatswood in line with Council’s CBD Planning and Urban Design Strategy 2018.

The study identified key urban design parameters that informed the proposed built form envelope as well as the neighbourhood context and desired future character of this part of Chatswood.

57-61 Archer Street, Chatswood, Sydney

Preparation of architectural and urban design documentation to support a Planning Proposal submission for a proposed  development at 57 - 61 Archer Street, Chatswood  incorporating three residential towers on two storey podiums. The development was designed to include:

  • Retail / commercial uses at ground level.

  • A permeable interface with the surrounding public realm and a high degree of connectivity with surrounding roads providing improved pedestrian linkages between existing residential areas and the Chatswood CBD.

  • An activated interface with existing heritage building located on Albert Avenue.

  • An urban plaza for use by local residents and the wider community.

Glebe Affordable Housing Project, Sydney

DEM was commissioned by the NSW Land and Housing Corporation to prepare a Revised Concept Plan for the Glebe Affordable Housing Project (GAHP), a collaboration between LAHC and the City of Sydney as part of the Sustainable Sydney 2030 initiative to increase the amount of social and affordable housing in the City.

DEM was also commissioned by LAHC to prepare the design and documentation for 159 one and two bedroom apartments at Elger Street, Glebe. The design approach for the development was to respond to the historical character of the area, and to contribute to the future character of Ultimo and Glebe as a high density urban neighbourhood. The recently completed development provides social housing for seniors and people with disabilities. 

The Peninsula at The Lakes, Norwest Town Centre, Sydney

The Peninsula was the first stage of The Lakes masterplanned community to be completed. Through extensive market research, Norwest Land identified the need to develop a residential project that would appeal to owner occupiers with existing ties to the Hills District, who were seeking to reduce the size of their properties but increase the quality of their homes. This innovative medium density development incorporates apartments, townhouses and integrated housing, in a high quality landscaped resort-style setting. Dwellings are positioned to take advantage of lake and parkland views and all homes overlook a central neighbourhood pocket park.

East Quarter, Hurstville

An Urban Design / Architectural and Landscape Design review of the proposed Stage 3 of the East Quarter Hurstville development. The Client’s original DA design for 379 apartments had received negative feedback from Hurstville City Council and DEM’s brief was to review the original design from an Urban Design and SEPP 65 design excellence perspective and address the concerns raised by Council. The re-design created a development of similar yield and height but with enhanced street activation and connectivity with railway/transport nodes and the adjacent Kemp Field parkland; a vastly improved ground/pedestrian level landscape quality; and minimal overshadowing of surrounding residential properties. The new buildings also feature roof top and podium terrace gardens and communal areas for residents.

City Quarter, Camperdown, Sydney

A residential community located on the site of the former Royal Alexandra Hospital for Children. Developed from 2000 to 2009, City Quarter incorporates terraces, apartments and commercial and retail space in an Urban Village environment. DEM was commissioned to create a masterplan for this unique 5.7ha site as well as design the open space network and several of the residential buildings. 'Aquilon', comprising 129 apartments, was the first new building constructed as part of the development and features 'loggias’ or ‘indoor / outdoor rooms’. 'The Terraces' provide a transition between the larger blocks of the development and the existing traditional terrace houses of adjacent areas.

Paddington Green, Sydney

Paddington Green is a residential and commercial development on the site of the former Royal Women’s Hospital, Paddington. Whilst designed as a contemporary residential community, the development also complements the historical nature of the site and different landuses surrounding the site. 

The masterplan created three distinct precincts - a commercial precinct at the Oxford Street end of the site, an historical hospital precinct surrounding the former Gynaecological and X-ray wing and a public open space area focussed on a park fronting Glenmore Road.

Beau Monde, North Sydney

Beau Monde is the residential development over the upgraded Berry Street ShoppingWorld retail arcade in the heart of North Sydney. DEM designed the 29 storey addition, comprising 246 luxury apartments, and the tower amenities including a heated indoor pool, gym, spa and sauna. Panoramic views from the apartments to the harbour and City were maximised.

Revitalisation of Berry Square Plaza, which forms the forecourt to Beau Monde, was also undertaken by DEM. The design provided improved accessibility and useability of the Plaza, thereby ensuring that it formed a significant part of the North Sydney public urban space network. 

Kings Bay Residential Development, Sydney

The Kings Bay residential development transformed a disused industrial site into a new medium density, ecologically sustainable precinct, offering a variety of accommodation types. It incorporates 49 townhouses and 210 apartments in a range of sizes and types in response to the State Government's Urban Consolidation Policy.

The development offers a positive contribution to the district by extending the urban characteristics of the surrounding residential area into the site. Public parkland, tree lined streets and community responsive private spaces offer both the residents of the development, and the adjoining neighbourhood, opportunities for positive community interaction.

Golf Seaview Residential, Shenzhen, China

The Shenzhen Tian An Cyber Park, in the Futian Downtown District of Shenzhen, incorporates scientific development, production, commerce, office space and residential components.

The Golf Seaview residential development is integrated with the greater Park while providing a luxury residential resort that captures excellent views of the golf course and distant sea coast.

The landscape associated with the towers features bands of flowering plants, tree grids, palm groves and lush planting.
