Aged Care & Seniors Living

311-313 Stoney Creek Road & 2 Croot Street, Kingsgrove

A recently completed Seniors Living development in Kingsgrove designed and documented by DEM for the NSW Land and Housing Corporation (LAHC). The project, which incorporates 16 self-contained units, is located within a low density residential neighbourhood and is to provide much needed seniors housing accommodation that supports ageing in place, engenders a sense of community and is equitable with surrounding private housing.

Key objectives which drove the design were incorporation of sustainability initiatives focused on efficient use of energy and water; provision of good passive surveillance over common areas, car parking and the public realm; and inclusion of generous areas of planting to enhance amenity within the development and provide screening to adjoining properties. 

Glebe Affordable Housing Project, Sydney

DEM was commissioned by LAHC (formerly Housing NSW) to prepare a Revised Concept Plan for the Glebe Affordable Housing Project (GAHP), a collaboration between LAHC and the City of Sydney as part of the Sustainable Sydney 2030 initiative to increase the amount of social and affordable housing in the City.

DEM was also commissioned by LAHC to prepare the design and documentation for 159 one and two bedroom apartments at Elger Street, Glebe. The design approach for the development was to respond to the historical character of the area, and to contribute to the future character of Ultimo and Glebe as a high density urban neighbourhood. The recently completed development provides social housing for seniors and people with disabilities. 

Blue Haven Stage 5, Kiama

Stage 5, the latest stage of the Blue Haven Village, expanded the existing Village of 114 units by a further 88 units. It also provided a common atrium lounge, hairdressing facilities, kitchen facilities and a sky lounge and terrace to take advantage of spectacular views of the town, harbour and mountains.

Adaptability and access features were important design factors for this community retirement facility and, in addition, the project incorporates important Environmental Sustainable Design features such as water retention and reuse in both toilets and gardens.

Glenhaven Green, Sydney

A Village of self care dwellings consisting of 205 large, modern 2 and 3 bedroom attached houses that have become highly sought after in the Hills District of Sydney. The masterplan, developed by DEM, utilises natural site assets including a Blue Gum forest, natural watercourse and sloping landform to create a unique village environment and a sense of community, security and privacy. The Village has compliant wheelchair accessibility to all houses and the Community Centre. Dwellings are fully adaptable to allow aging in place without compromise to the desirability of the living environment.

The Community Centre, centrally located on the site, overlooks the forest and watercourse and incorporates a wellness centre, lounge, dining room, chapel/multipurpose room, pool and gym.

John Paul Village, Heathcote

DEM recently completed architectural and landscape documentation for proposed alterations and additions to existing high care and residential care facilities at John Paul Village, Heathcote. The design increased the capacity of the Village and provided a new and enlarged wellness facility, chapel and cafe. Key objectives of the redevelopment were improvement of the operation of the facility by the rationalisation of internal circulation and functional areas, as well as resolution of existing conflicts between pedestrians and vehicles. The upgrade was also undertaken to ensure that the facility met current standards and market expectations. Staging of the works was proposed to allow the facility to remain functional during construction with minimal disruption to residents and minimal loss of nursing beds.

Woolooware Shores, Taren Point, Sydney

The Village on the foreshore of Woolooware Bay provides independent living units and associated facilities with the social infrastructure to create a sense of community, enhance the quality of life for the residents and utilise the natural site assets of location, water views and sea breezes.

The Village comprises 230 dwellings in seven four-storey residential buildings. It includes a community wellness centre and a residential aged care facility. All residential units are wheelchair accessible and fully adaptable to allow aging in place, without compromise to quality or amenity of the living environment.

Buildings have been positioned to maximise water views from apartments and landscaped areas, facilitate natural ventilation and maximise solar access to all units.

Shalom Residential Aged Care Facility, Marsfield, Sydney

Located amongst education institutions, shopping facilities and infrastructure hubs, the Shalom Residential Aged Care Facility provides an ideal living environment for the elderly in the north-west of Sydney. Combining a 150 bed care facility with community facilities, this development offers a caring environment where residents are able to interact with others or retreat to solitude. Included within the facility are 60 dementia specific beds and 60 high care beds. The facility caters for both standard and extra service.

Mowll Village, Castle Hill, Sydney

Value adding to an existing retirement village with the replacement of 11 dwellings in poor condition with 19 larger, modern houses. The new 2 and 3 bedroom dwellings increased site yield and were integrated with the existing larger community.

All dwellings are fully adaptable for wheelchair use and have north facing living areas, solar water heating, air conditioning and water retention.

St Joseph's, Sandgate

The St Joseph's aged care facility upgrade included a hostel development and the redevelopment of an existing 110 bed nursing home in two stages, to maintain an operational facility. 

The DEM design addressed contemporary issues and building forms to provide a residential environment backed by facilities which enhanced resident care.

The new layout features a majority of single rooms with ensuites, grouped in clusters of 10, with common living and dining facilities. This provides a “house” for 10 residents and maximises the residential quality of the buildings, with full nursing staff/facilities located discretely in the background.

Landscape works featured planting to the building entry and courtyards providing comfortable and safe outdoor walking and seating  areas.
